In Pennsylvania, foreclosures are handled by the court system. Generally, the foreclosure process takes about 10 months (270 days). You must be 60 days late on your payments. A lender must send you two letters to notify you of an impending foreclosure, and give you a chance to remedy the situation. As the owner, you have 2 to 4 months to prevent the foreclosure before the lender can take further action.
If you aren’t able to get caught up on your payments, or negotiate a suitable payment plan, you’ll be notified about the next step – the Notice of Sale – where the court will direct your house to be sold to recover the amount due. You can still act to prevent the sale of oyur house up to an hour before the sheriff holds the public auction to sell your house.
